Buying a home in Gilbert? What termite signs to look for at showings, why an inspection matters during escrow, and how to set a baseline after you move in.
If you are buying a home in Gilbert, termite control starts before you own the place: look for signs at the showing, make sure the home gets a termite inspection during the sale, and set a baseline once you move in. Subterranean termites work out of sight, so a home can look perfect and still have activity at the foundation. Peterson Pest Management is based in Gilbert, and here is what buyers should know.
Why termites matter when you buy
Subterranean termites are the termite problem in Arizona. They live in the soil and build mud tubes up the stem wall or block foundation to reach wood. The damage is usually gradual and hidden behind drywall or under flooring, which is why it is easy to miss on a walk-through.
Many Arizona home sales involve a termite inspection as part of the transaction. Having one done, and understanding what it found, avoids surprises after closing.
At the showing: what to look at
You do not need to be an expert to notice a few things while you tour a home:
- The foundation line outside. Walk the outside of the house and look at the stem wall for pencil-width mud tubes.
- The garage. Check the walls near the floor, especially corners.
- Under porches and patios. Look where wood meets concrete or soil.
- Windows and doors. Small piles of discarded wings near sills can point to a past swarm.
- Wood trim. Paint that bubbles or wood that feels soft near the foundation is worth noting.
Take photos of anything that looks off and ask about it.
Conditions in the yard
Some yard features make termites more likely, even if there is no sign of them yet:
- Wood fence posts, arbors or edging set directly in soil
- Firewood or lumber stacked against the house
- Wood mulch piled against the stucco
- Stucco or siding that runs below grade and hides the foundation line
- Old stumps or buried wood from construction
None of these mean termites are present. They are good questions for the seller and good items for your first-month list.
During escrow: the inspection
Ask your agent whether a termite inspection is part of your purchase and when it will happen. A Peterson inspection covers the property inside and out, looking for mud tubes, swarmers, damaged wood and anything else pointing to activity. You get a straight explanation of what was found and where, in plain language.
If activity is found, treatment is arranged and managed on your behalf, so you have one point of contact. Our termite control page explains how that process works.
After you move in: set a baseline
Once the boxes are unpacked, a few steps help:
- Walk the foundation. Learn what your stem wall looks like now, so a new tube stands out later.
- Adjust irrigation. Make sure drip lines and sprinklers are not soaking the base of the walls.
- Move wood away. Relocate any firewood or lumber the previous owners left against the house.
- Plan a yearly look. An annual inspection is a reasonable baseline for most East Valley homes.
If you set up regular pest service with Peterson, termite signs are checked as part of those visits.
Termite questions from Gilbert buyers
Does a newer Gilbert home need a termite inspection?
It is still worth one. Irrigation and fresh landscaping can keep soil damp against a newer foundation.
What if termites are found during escrow?
You get a plain explanation of what was found and where. Any treatment is arranged and managed for you, and you and your agent can decide how to handle it in the sale.
Should I spray a mud tube I find after moving in?
No. A spray on a tube almost never reaches the colony in the soil. Leave it and call for an inspection.
How often should we check after buying?
An annual look is a good baseline, more often with mature landscaping or wood fencing.
