TermitesTermite Inspection in Gilbert, AZ - What Happens and When to Get One
A termite inspection in Gilbert, AZ is a walk of the whole property, inside and out, looking for mud tubes, swarmer wings, damaged wood and anything else that points to subterranean termites. Peterson Pest Management is based in Gilbert, and you get a plain explanation of what was found and where before anything else happens.
Most Gilbert homeowners never see a live termite. They find a thin dirt line on the garage wall, a few wings on a windowsill, or a soft spot in a fence post. An inspection is how you find out what that sign actually means.
Why Gilbert homes get checked for termites
Subterranean termites are the termite problem in Arizona. They live in the soil and travel up into wood, and they need soil moisture to survive. Irrigated yards, wood fencing and mature landscaping all give them what they need.
Gilbert has both kinds of neighborhood. Newer subdivisions sit on former farmland and dairy land. Older pockets have established trees and yards. Either one can have termite activity, and neither one shows it from the street.
What the inspection looks for
The goal is to find activity early, before damage shows up inside the house. Damage is usually gradual and hidden behind drywall or under flooring, so the outside of the home tells most of the story.
- Mud tubes - thin, pencil-width tunnels of dirt on the stem wall, block foundation, piers, garage wall or under a porch
- Swarmer wings - small piles of discarded wings near windows, doors or outdoor lights, often after a rain
- Damaged wood - trim, fence posts or framing that sounds hollow or feels soft when tapped
- Packed mud - small mounds of mud pushed into cracks in wood or along baseboards
- Paint changes - sagging or bubbling paint on wood surfaces near the foundation
Conditions that get pointed out
Part of a proper inspection is showing you what in the yard invites termites, even if none are present today:
- Wood mulch piled against the stucco or siding line
- Firewood, lumber or pallets stacked against the house or garage
- Wood fence posts, arbors or edging sitting directly in soil
- Stucco or siding that runs below grade and hides the foundation line
- Old stumps or buried wood scraps left from construction
None of these mean termites are there. They are the setups termites are drawn to, and most are easy fixes.
How often to get one
An annual inspection is a reasonable baseline for most East Valley homes. Homes with mature landscaping, wood fencing or a history of activity nearby benefit from more frequent checks.
If your home is already on regular pest service with Peterson, termite signs get checked during those visits. A lot of activity gets caught that way, when a technician on a scorpion or ant visit notices a mud tube or old wings while walking the property.
Selling a Gilbert home?
Many Arizona home sales involve a termite inspection as part of the transaction. Having a current one in hand, or getting one done before you list, avoids a surprise during escrow. Call or text our team to talk through the timing for your sale.
What happens if termites are found
You get a straight explanation of what was found and where, in plain language and not a sales pitch. Treatment for an active issue is then arranged and managed on your behalf, so you have one point of contact instead of coordinating it yourself.
Once the issue is addressed, termite signs are folded into your regular pest service so new activity does not go unnoticed.
Before the inspection
A little prep makes the walk-through faster and more useful:
- Clear stored items away from garage walls so the foundation line is visible
- If you found a mud tube, leave it in place and take a photo
- Save any wings you swept up in a bag or jar
- Note any spot where wood feels soft or sounds hollow
